This option allows the sellers to employ Green Expectations, LLC, our licensed real estate broker, to list and offer to sell their homes on the MLS. Pay discounted real estate commission in the event a
licensed real estate sales the property, but yet reserve the sellers right to sell their homes themselves and NOT pay any real estate commission, but pay other fees for our supports and services rendered.
Option 1: Limited Service – List your house with us for 1% – 2.5% commission
This option allows the sellers to employ Green Expectations, LLC, our licensed real estate broker, to list and offer to sell their homes on the MLS. Pay discounted real estate commission if a licensed real estate sells the property, but yet reserve the sellers right to sell their homes themselves and NOT pay any real estate commission, but pay other fees for our supports and services rendered.

- Initial consultation: 1- 2 hours presentation with the Seller to discuss staging, showings, pricing, a custom marketing plan, and selling strategy.
- CMA (Comparative Market Analysis) – Determining the house value.
- A full consultation and support from one of our assigned licensed real estate agents or broker.
- 1 Open house per month
- Real estate documentation and brochure upload.
- Our “For Sale” sign
- Option to using our marketing team, social media, and email campaign enhancement (fees specific applies. Please ask for more details).
- Follow-up on leads – The house will be shown by appointment.
- Access to our Website vetted professionals (agents, attorneys, finance, title, service assistants,etc.) 15-35 photos – Provided and uploaded by you. We will take photos and upload. We do not limit the # of photos, but others may.
- Virtual Tour or photo slide – Doing it yourself, upload your own Virtual Tour, photo slide, or video.
- Upload your own Real estate documentation and brochures
- A monthly service fee of $35 a month. This monthly fee Consists of a $10 a month fee for listing the house on our Site, plus a $25 a month fee to list the house on one MLS (Multiple Listing Service) plus many other major internet syndications Zillow.com, Trulia.com, Realtor.com and more.
- If the owner sells the house himself to a buyer that the owner finds, without the help of a real estate agent, the owner will not pay any real estate commission; however, the owner will pay our office 1% of the selling price of the house as our fee.
- In the event, a real estate agent from our office, Green Expectations LLC, presents a potential buyer, and the house is sold to that Buyer. The house owner shall pay only to Green Expectations LLC, 2.5% real estate commission.
- In the event, the house is sold by a real estate agent that IS NOT from our office, Green Expectations LLC, the house owner, shall pay the 2.5% real estate commission due to the other real estate office, PLUS $750 to our office, Green Expectations LLC, for a house sold for up to $300,000, and additional$100 for each additional $100,000 sold price above $300,000.
- This option is for a six months agreement.
Additional Seller’s options:
- For an additional $10 per month, with a three-month minimum, add your property to our Website, special section: "Hot Deals". We will post it on our front Home Page, "Hot Deals", and mention it in our company marketing campaigns.

FULL SERVICE – 4.5%
This strategy aims to give sellers better marketing exposure on social media& the Internet. This full-service listing package will allow sellers to employ our licensed real estate brokerage, Green Expectations, LLC. to list and market their homes on the MLS, social media, and the Internet.
Option 2: Full Service – List your house with us for full service 4.5% commission
The purpose of this strategy is to give sellers better marketing exposure on social media& the Internet. This full-service listing package will allow sellers to employ our licensed real estate brokerage, Green Expectations, LLC. to list and market their homes on the MLS, social media, and the Internet.

The purpose of this strategy is to give the Institutional Seller like Banks, Insurance Companies, Local, State, and Federal agencies, Investors, Home Flippers, and alike, the opportunity to work directly with a licensed real estate agents or brokers to advance their goals to manage and sell the house(s)or properties with a knowledgeable team.
Option 4: Institutions, Investors, Home Flippers –“Full Service”
List your house with us for a “Full Service” discounted to 3.5% real estate commission. The purpose of this strategy is to give the Institutional Seller like Banks, Insurance Companies, Local, State, and Federal agencies, Investors, Home Flippers, and alike, the opportunity to work directly with a licensed real estate agents or brokers to advance their goals to manage and sell the house(s)or properties with a knowledgeable team.
A. The listing, marketing, selling, and closing –
This full service listing package with a reduced listing fee, only 3.5%, will allow Institutions, investors, and like to employ our licensed real estate brokerage, Green Expectations LLC, to list, managed if requested, and market the house for sell on the MLS, websites, social media, and the Internet.
B. Manage, List, Market, sell, and close –
If necessary, for an additional fee, we will take the house and secure it, empty clean, and winterized it, keep an eye on it, help with the upkeep, AND employ our licensed real estate brokerage, Green Expectations LLC, to list, and market the house for sell on the MLS, websites, social media, and the Internet, including syndications like Zillow, Trulia, and Realtors.com. We will send you a periodic report on the house condition and the selling progress. If required, we will work closely with an eviction or foreclosure attorney.
